Dead Dudes in the House (1991)

The old woman appears
A group of incompatible and argumentative teenagers meet for the weekend to do up an ancient and decrepit house that one of them has bought. However we know that forty years ago and old lady lived there and violent events took place. She reappears, none the worse for the intervening four decades and she starts to kill them off one by one, in fairly bloody ways.

For some reason their do-it-yourself skills don't extend to being able to get out of the house, and the whole thing is just boring and silly. The old woman ("old lady" in the titles) is played by Douglas Gibson although she is voiced by a female performer. There is no attempt at portraying a female, or at portraying relevant body language.

The film has also been distributed under the title House on Tombstone Hill, and also The Dead Come Home and The Road.
